QUOTE (Jayjay @ Aug 31 2010, 02:22 PM) The guy who had Avenue is the same one who had Slug in Lettuce. Not quite, one of the partners from the pig and paper went on to The Avenue, one went elsewhere, and as far as I know that's it!

QUOTE (user23 @ Aug 31 2010, 09:08 PM) That's a shame, they were trying to do something a bit different. I guess the location is a bit out of the way for some. I know what you mean, but find it quite baffling how some people regard it out of the way when, once you're in the town centre, no venue is more than a 10 minute walk.

QUOTE (ropey @ Sep 2 2010, 12:23 PM) The simple issue of the closure of local pubs is that we have reached saturation point in Newbury in terms of supply, the same applies to restaurants in the town. Greedy landlords demand high rents and making it hard for new ventures to sustain their overheads. The other obvious factor in the closure of local pubs is the price point for a pint. I am very pleased that the likes of Weatherspoons have come into town, I hope their presence will create a downward pressure on the price of a pint for ordinary working people. Unlike LSB who serve perectly good beer at eye watering prices.
So with over supply and some stiff competition we may see one or two other pubs going, not good for choice perhaps but this is a market economy. I rather suspect that my argument regarding over supply will be applied to the Park Way development, too much retail space = over supply = shop closures and empty space and a dead town with decreasing footfall. Not rocket science. There is a lot of truth in this statement.

Unless you are suggesting increased consumption makes up for the smaller profit per pint?

QUOTE (Biker1 @ Sep 2 2010, 12:41 PM) My favourite chinese has closed as well!! I don't believe there is a proper Chinese restaurant in Newbury any more, is there? I think the nearest are in Thatcham now (but well worth the trip). Whereas Newbury has a surfeit of Indian restaurants and I think I read there were plans to open yet another one.

QUOTE (Iommi @ Sep 2 2010, 01:26 PM) I'm sure the value of property has an impact in all this. That is to say, a pub has become more valuable as something else, like a house or other type retail outlet.
I like the prices in The Diamond Tap, but I don't like it in there; it is like a dungeon done-up nice. The prices in places like the Diamond Tap is probably more likely to help close other pubs down, before prices drop, if indeed they ever do. I was in the DT last night. Packed & with a very varied clientele. The dark wood does not help....
